Legal Requirements for Short-Term Rental in Cyprus: What You Need to Know

Anyone wishing to rent a property short-term in Cyprus must meet certain legal requirements. The most important step is registration with the Cyprus Tourism Organisation (CTO).

CTO registration is mandatory for all owners who want to list their property on platforms like Airbnb or Booking.com. Registration costs between €150 and €400, depending on the size of the accommodation.

In addition, owners must ensure their property meets safety standards: smoke detectors, fire extinguishers and a current safety certificate are mandatory.

The tax treatment of rental income in Cyprus is comparatively favourable. Income from short-term rental is subject to income tax, but various allowances and deductions exist.

There are special rules for foreign owners: EU citizens have the same rights as Cypriot citizens, while non-EU citizens may need additional permits.
